What drives the number up
- Soil and rock. Expansive clay can call for piers under the shell, and limestone north of 121 means rock excavation. We find out at the site visit, not after.
- Access. If the excavator cannot get to the backyard, dirt comes out by smaller machine or conveyor. A fence panel or gate removal is often cheaper than the labor it saves.
- Slope and retaining. Creek lots and hillside lots add engineering and concrete.
- Decking square footage and material. Travertine costs more than cool deck per foot, and decks grow fast once you add seating areas.
- Spa, heater and features. Each is its own line on our quote so you can see exactly what it adds.
- Finish. Pebble over plaster adds a few thousand and lasts two to three times longer.
What does not change the number much
Shape. A freeform pool and a rectangle of the same surface area cost about the same. Depth, within reason. Color of tile or finish. Those are style choices, not budget drivers.
What a low quote usually leaves out
If you get a number well under these ranges, look for what is missing: the barrier, decking beyond a 3-foot ring, the permit fees, the electrical run from your panel, startup chemistry, or a finish allowance that will not cover pebble. We put every one of those on the first quote so the number you sign is the number you pay.
Financing. Most clients use a HELOC or a pool loan through a lender that specializes in them. We are happy to point you to the ones our clients have used.
