A new pool in Dallas is a dig through black clay, a shell engineered to ride out soil that swells every spring and shrinks every August, and a permit that depends on which of thirty cities your lot sits in. We plan for all three before we quote.

What a new pool includes here

Every new-build quote we write is line-item. You see the price of each piece, and the total is the total. On a typical Dallas build that means:

  • Excavation and site prep. Clay, limestone and haul-off are priced from the site visit, not discovered later as a change order.
  • Steel and shotcrete shell. Engineered for North Texas expansive clay, with the structural drawings your city needs.
  • Plumbing, equipment and electrical. Variable-speed pump, cartridge filter, bonding, and a dedicated equipment pad with room for a heater or chiller later.
  • Interior finish, tile and coping. Pebble and quartz finishes outlast plain plaster in our water and our sun. We tell you which and why.
  • Decking. Travertine, pavers or cool-touch acrylic so the deck is walkable in August.
  • Pool barrier. Every DFW city enforces a 48-inch barrier with self-closing gates and door alarms under the pool and spa code Texas adopted. It is on the quote from day one.

Play pool, lap pool, or diving pool

Most Dallas backyards get a play pool: 3.5 to 5.5 feet deep with a wide shallow shelf, a bench, and a tanning ledge. Lap pools fit the long narrow lots in Lakewood and the M Streets. A diving pool needs an 8-foot deep end and a bigger yard, and we will tell you honestly if your lot has the room.

Permits across the Metroplex

Inside Dallas your permit goes through the City of Dallas Development Services. Plano, Frisco, McKinney, Allen, Prosper, Richardson, Southlake, Flower Mound and the Park Cities each run their own building departments with their own setbacks and review times. Then there is your HOA. We pull the permit and handle every one of those desks.

Timeline. From signed contract to swimming, a Dallas gunite pool typically takes 8 to 14 weeks, with permitting and spring rain the biggest variables. Fall and winter starts move fastest, so a fall contract usually means a Memorial Day pool.

How it works

  1. Estimate. We walk the yard, check access, grade and setbacks, and talk through what you want. Free, and usually under an hour.
  2. 3D design. You see the pool, deck, spa and features together in 3D before anything is dug. Shape, finish, lighting, all of it.
  3. Fixed quote. A line-item quote. Excavation, shell, plumbing, equipment, finish, coping, deck and barrier each priced on their own line.
  4. Build. An insured North Texas pool builder takes it from here, pulls the permit with your city, and builds to the approved design.
  5. Walkthrough. Once it passes final inspection you walk the finished pool with your builder, get the warranties, and learn how to run the equipment.

How much does a new pool cost in Dallas?

Will my pool crack in the clay?

Not if the shell is engineered for it. North Texas clay moves, so we build a steel-reinforced shotcrete shell to a soils-based engineering design, and on the worst lots we add piers. The deck gets its own joints so it can move without pulling on the beam.

Do I need a fence around my pool?

Yes. Texas adopted the International Swimming Pool and Spa Code, and every city in the Metroplex enforces a 48-inch barrier, self-closing self-latching gates, and alarms on doors that open to the pool. We design the barrier in from the start so it passes final inspection the first time.
